Placement of a Sign and Lockbox at the Property

Potential tenants will be able to see that your property is available for rent thanks to one of our personalized, beautiful Mountain-n-Plains rental signs. Our professional “for rents” are conveniently placed on your property’s front lawn and feature an easy-to-read number of your Mountain-n-Plains property management team that potential tenants can call to inquire about renting your property. After all, there’s no better way of advertising your property than with the property itself!

We also use a sophisticated lockbox system to keep your property safe during the marketing and viewing process. A lockbox allows one of our certified Mountain-n-Plains agents to access your rental property safely and conveniently at any time in order to show it to potential renters. Say goodbye to having to rearrange your schedule around property viewings — our agents will take care of the hassle for you. They are even available to show your rental property on the weekend or evenings.

Detailed Listing on Our Site and Others

There’s a reason why Mountain-n-Plains has become Northern Colorado’s leading real estate management company, and that’s our extensive online residential rentals and student rentals listings. Our online listings are the go-to-place for people looking to rent a property in Fort Collins, Loveland, Windsor, Wellington, Milliken, Johnston, or Laporte. See below for a detailed explanation for what’s included in our property listings.

In addition to listing your property on our residential rentals and/or student rentals property searches, we will also make sure that your rental gets listed on other reputable real estate listing sites across Northern Colorado to ensure that it is marketed to as many people as possible.

Professional Networking

Our more than 40 years as Northern Colorado’s top real estate management company has earned us long-standing relationships with Colorado State University, area real estate agents, and corporations who routinely have employees that need rentals. This professional network can help get your rental property in front of even more potential tenants.

Supervised Showings

Property showings are an essential part of the rental marketing process. All of our Mountain-n-Plains property managers are licensed real estate brokers with extensive experience showing properties to potential tenants. When you work with our residential property management company, our agents will arrange and supervise professional viewings of your property so that tenants can get a better feel of your rental. They will also act as sounding boards for potential tenants to ask any questions or voice any concerns they may have about the property. Using their years of industry experience, our agents will offer potential renters professional, tenable solutions to any issues and help make your rental property sound as appealing as possible.

Personalized Property Flyers

As the cherry on top of the property showing process, prospective residents will also receive a beautiful, personalized flyer featuring your property’s details at the end of each showing. This will allow them to go home and consider the main specs of your property and give them the necessary contact information for moving forward. It also ensures that your property will be kept at the forefront of their mind when they see the flyer sitting on their dining room table!

Our Tenant Screening Services

Finding the right resident for your investment property is essential to ensuring that you will be paid what you’re owed in a timely manner and that your property will be kept in as good a shape when your tenant leaves as when they came. Without a professional property management company, tenant screening can be costly and time-consuming. When you hire Mountain-n-Plains Real Estate Services for your residential property management needs, you can rest assured that we will find you a great tenant who will treat your property as if it were their own home.

Verification of Rental History

As part of our comprehensive tenant screening process, one of our Mountain-n-Plains property managers will get in touch with all current and past landlords of each of your potential tenants. This will ensure that each potential tenant’s rental history is what they say it is, while also providing us with a character reference that we can use to assess whether or not they are a good fit for your investment property. Some of the questions we ask each landlord include whether or not the tenant paid their rent on time and what condition the property was in when the tenant vacated it.

Verification of Employment

We will also get in touch with each applicant’s past and present employers to ensure that they are financially capable of paying the rent. We do our best to verify salary, but since this is confidential information and we are not a lending institution, technically this is something we can’t confirm every time.

Credit Check

The most important part of any tenant screening process is the credit check. Credit checks provide landlords with quick, reliable information on whether or not their tenants can pay them what they are owed in a timely manner. If an applicant is overextended in terms of credit, this is not only a sign that they will likely have difficulty paying you, but also that they may not have a reliable character. At Mountain-n-Plains, we use the most comprehensive data available to credit check all rental applicants.

Criminal Background Check

Another way we ensure that your potential tenant has a reputable character is by conducting a criminal background check. This helps avoid putting your property and your neighborhood at risk. A mistake that many landlords make when managing their own property is taking an applicant at their word or relying on a gut feeling when choosing who to allow into their property. At Mountain-n-Plains, we don’t take those kinds of risks. Our comprehensive criminal background checks, credit checks, rental history verifications, and employment history verifications ensure that you get as well-rounded a picture as possible of all potential tenants.

Guarantor Check

At Mountain-n-Plains, one of our specialties is managing student rentals for the Fort Collins Colorado State University student population. While choosing to invest in student housing is a great idea, as it ensures a steady flow of rent every year, it also comes with some risks, such as the possibility that your tenants will be unable to pay or the fact that they may not have any rental history. With a guarantor (sometimes referred to as a “cosigner”), you can eliminate this risk altogether by making a financially secure individual, such as the student’s parent, responsible for their rent.

We thoroughly screen all guarantors for our properties just as we would if they were the applicants themselves, including checking their employment histories, rental histories, credit scores, and looking for any criminal convictions. When you choose Mountain-n-Plains as your residential property management company, you can rest assured that you are only letting students with responsible cosigners live in your property.

Why Invest in Student Housing?

  • Steady and significant property appreciation
  • A large tenant pool
  • Stable rent prices, even when other parts of the housing market are failing Fewer vacancies
  • College towns sell themselves!

Our Investment Protection Services

At Mountain-n-Plains, we know that your investment is important to you. We’ve all heard horror stories about rental properties being trashed and the renters then vanishing, leaving homeowners with thousands of dollars in damages. At Mountain-n-Plains, we ensure that your property is protected so that you can get the most value out of your investment.

Reconciliation of Security Deposit

Your rental property’s security deposit ensures that you have the money you need to cover any damages, excessive wear and tear, unpaid rent, or other potentially unmet conditions on the lease. It also acts as an incentive for the tenant to pay rent on time and take proper care of your property. At Mountain-n-Plains, we take security deposits seriously. Before finding a tenant for your property, we will work with you to determine an appropriate security deposit amount, which we will collect at the onset of the rental agreement. This deposit is then returned to the renter when they vacate, should the property be free of damages. We make sure to do a meticulous walk-through of your property at the end of each rental to ensure that your tenant has kept up their side of the bargain.

We will also take care of any potential disagreements with your renters about reconciliation of their security deposit. This is one of the duties that landlords dislike the most. When you work with Mountain-n-Plains for the full management of your rental property, you can rest easy knowing that we’ll take care of this sometimes unpleasant task for you.

Enforcement of Government Laws, Ordinances, and Regulations

A common issue that property owners have with renters is the enforcement of HOAs (homeowner’s associations) regulations. Many HOAs have rules for the neighborhood that may be violated by the renters, either blatantly or out ignorance. When you work with a professional property management company like Mountain-n-Plains, we handle any problems between the HOA and renter for you. This ensures compliance with all government laws, ordinances, and regulations, and minimizes the likelihood of having any fines imposed on your property.

Third Party Backup for Utility Companies

Ensuring that your property has continual service from utility companies, such as gas, electric, and trash collection, is essential for the continued maintenance and protection of your investment. Unfortunately, many landlords find themselves facing gaps in utility coverage between renters, as the previous renters most likely discontinued services when they moved out. This can cause major, costly problems for your property, such as pipes freezing. Our Northern Colorado property management company uses third party backups to ensure that your property automatically receives continual utilities services, even in instances of frequent tenant turnover, such as with student housing.

Payment of All Lienable Utility Balances

Utility companies that are run by a local government can attach a lien to a property when the utilities are not paid. Oftentimes, property owners may not even know that a lien has been placed on their property, due to residents who didn’t keep their utilities accounts in good standing. A lien is not something to be taken lightly — not only could your property stop receiving essential utility services, but you could even lose your property altogether due to foreclosure. Fortunately, when you hire Mountain-n-Plains as your residential property management company you can rest assured that all lienable utility balances are paid in full and that you won’t be surprised with any unexpected costs.

Required Renter’s Insurance

Every tenant who signs a lease for a property that is managed by Mountain-n-Plains Real Estate Services must purchase renter’s insurance. Similar to homeowner’s insurance, renter’s insurance (sometimes referred to as “tenant’s insurance”) covers the costs of all lost belongings inside a home in the event of a fire, theft, or vandalism. It does not cover the cost of damages to the building itself, however this should already be covered in your homeowner’s insurance. Renter’s insurance is often very affordable and is an easy add-on to many automobile insurance policies. Requiring your tenants to purchase renter’s insurance means that they will be much less likely to sue you for failure to protect their property if their belongings get stolen. It also will cover you any injuries that a tenant may sustain at your property.

Our Property Maintenance Services

Property maintenance is one of the most important duties of any property management company and, here at Mountain-n-Plains, we make sure to maintain all of the properties we manage as dutifully as if they were our own. Our full management option includes comprehensive property maintenance services, discussed in detail below.

Comprehensive Check-In/Close-Out Report

It is essential that all tenants renting a property make note of any potential problem areas when they check in, as well as when they vacate. We provide all the tenants of our managed properties with a detailed check-in/close-out report noting any existing damages, and providing them with the opportunity to record any damages that we may not have seen. This provides you with a written record of the exact state of your property when the renters moved in, so that you can see what was damaged during the terms of your tenant’s lease, if applicable. See below for a detailed list of what is included on our check-in/close-out report.

Handling of Residents’ Maintenance Requests

Our handy online maintenance request form ensures that residents can request any property maintenance or upgrades any time, anywhere. This means that you can say goodbye to having to call and price compare last-minute contractors in instances of damages, whether from emergencies or routine wear-and-tear.

If your resident does face a property maintenance emergency, such as a flood or lockout, we also have a 24-hour emergency line where they can get immediate help from our in-house maintenance team. This ensures that both your tenants and your property are kept safe, even in extenuating circumstances.

Outline of Tenants’ Maintenance Responsibilities

Before tenants move into your property, they will be given a comprehensive outline of any routine or seasonal property maintenance responsibilities that they are expected to uphold, such as shoveling snow from the sidewalk, watering the lawn, or raking leaves. This sets expectations for your property maintenance standards ahead of time to avoid any conflicts in the future.

Annual Inspections for Long-Term Renters

If your property is occupied by a resident for more than one year, a member of our Mountain-n-Plains property management team will stop by once a year to ensure that your investment remains in top shape. During the inspection, we will walk through your property and check for major damages, such as holes in the walls, water stains, and structural damages such as broken railings on stairs. We will also inspect the outside of your rental property to ensure that your yard has been well taken care of. At the conclusion of the inspection, we will write up a comprehensive report and send it to you so that you can rest assured that your rental property is good for another year.

Periodic Exterior Inspections

In addition to annual inspections in instances of long-term renters, our property managers will also periodically check your home’s exterior to ensure that it is properly being cared for. In addition to looking at the front of your home we’ll also peek in the backyard just for extra assurance.

Residents Required to Pay for Professional Carpet Cleaning and Rekeying Upon Vacating

Included in the cost of renting a property from Mountain-n-Plains is the cost of professional carpet cleaning upon vacating. This helps extend the lifetime of your carpet and keep it beautiful and odor-free.We also require that all tenants cover the expense of having the locks on your property rekeyed once they leave, in order to ensure that no one unwelcome has access to your home.
