Full-Service Residential Property Management

We offer full-service property management for homes throughout Northern Colorado, including Fort Collins, Loveland, Windsor, Wellington, Miliken, Johnstown, and Laporte. If you are renting out your residential property in any of the above locations, our experienced property managers can do the hard work for you, including:

MARKETING

We will advertise your property and arrange showings for prospective renters. A Mountain-n-Plains agent will accompany prospective renters at each showing to answer all their questions about the property and explain our policies. Our marketing services also include:

 

  • A sign and lock box at the property
  • Detailed listing on our site and others (updated and published daily)
  • Personalized property flyer to prospective residents at each showing
  • Networking with corporations, Colorado State University and area real estate agents

TENANT SCREENING

Mountain-n-Plains will find the right resident for your property. Our property management comes with professional screening of prospective tenants, including:

 

  • Verification of and reference from current and past landlords
  • Verification of current and past employers
  • Salary verification
  • Credit check
  • Criminal background check (if necessary)
  • Co-signer available for those who are  unable to qualify financially or with no rental history

INVESTMENT PROTECTION

We know that your investment is important to you — you want your property to be in the same shape when you return to it as when you left it. We will protect your investment through the following measures: 

 

  • Reconciliation of security deposit
  • Require residents to comply with all governmental laws, ordinances and regulations
  • Third party backup for utility companies to ensure continual service
  • All lien-able utility balances paid
  • Residents are required to obtain renter’s insurance

PROPERTY MAINTENANCE

Property maintenance is one of the most important duties of a residential property management company, and at Mountain-n-Plains we take maintenance seriously. Our maintenance services include:

 

  • Annual inspections (if property is occupied by resident for more than one year)
  • Periodic exterior inspections
  • In-house maintenance technicians available 24/7/365 
  • Resident pays for professional carpet cleaning when they vacate and locks are re-keyed at their expense
  • Residents receive information outlining requirements for maintaining the property and care instructions for all seasons
  • Residents are provided with a detailed check in/close out pack noting: Interior and exterior conditions, General upkeep and improvements, Resident’s requests for upgrades and maintenance, Resident’s future plans (renewing/vacating)

ACCOUNTING

We know that homeowners’ accounting can be a pain. That’s why we provide full-service property management accounting services, including:

 

  • Collection of rental proceeds
  • Mortgage and homeowners association payments are made upon request
  • Pay utilities and bill residents if applicable
  • Pay taxes and insurance
  • Monthly accounting statements mailed on the 10th day of each month
  • Rental proceeds mailed to owner or deposited into owner’s local account on the 10th day of each month
  • Cash flow statement showing monthly and year-to-date income and expenses
  • Security deposits held to facilitate prompt reconciliation and return within Colorado Real Estate Commission guidelines

CURRENT FEES FOR RESIDENTIAL PROPERTY MANAGEMENT

SETUP FEE: $95

Includes:

  • Residential property management contract execution
  • Computer data input
  • Utility backup setup
  • Sign and lockbox placement
  • Carpet measure
  • Re-key (at resident’s expense)
  • Distribute marketing material
  • Advertise in multiple fashions
  • Perform detailed initial property inspection
  • Owner consultation regarding the initial property inspection
  • Provide recommendations to enhance marketability

10% OF MONTHLY PROCEEDS

Includes:

  • Resident coordination
  • Property access organization
  • Collection of rental proceeds
  • Payment of invoices and bills
  • Monthly accounting statements
  • Security deposit reconciliation

LEASING FEE (FOR EACH NEW LEASE): $200

Includes:

  • Meticulous close-out inspection
  • Research, record keeping and security deposit reconciliation
  • Dispute resolution
  • Leasing agents personally showing the property to each prospective renter 
  • Lease preparation and execution
